This property is being offered by the Owner and by Arrow-wood Homes LLC, a firm that specializes in the design and fabrication of custom timber structures, as a design/build opportunity. Uniquely situated in the Niagara peninsula, just one hour from Toronto, Ontario, 45 minutes from Buffalo, NY and 30 minutes from Niagara Falls. It is in the Niagara Escarpment Greenbelt area, in close proximity to the Niagara winery trail (e.g. Cave Spring Cellars and Vineland Estates) and to many golf courses and other attractions. Located at the west end of Roland Road in an undivided concession, the property feels both private and remote. The property operated from ca. 1953 to 1986 as an exclusive naturist community. Subsequently it was operated as a public campground and cottage area before ceasing to be open to the public around 1995. Photos show the property ca. 1996. The various structures on the property have since suffered mild to severe disrepair. The existing structures may be removed entirely, or some may be renovated and expanded as required. The property is zoned 'agricultural with an exception use of campground/resort' and it has this historical use. Possible uses of the property include: corporate retreat or wellness center, specialty tourist destination for European and/or Asian tourists visiting the Niagara Falls area, religious or cultural organization center, hunting lodge (many adjacent and nearby forested areas). Alternatively, it may be possible to obtain a parcel severance (see image 5 'site plan' for the proposed severance boundary). The resulting parcels would then need to be developed as two country estate residences, because the severance would nullify the special use provisions of the current zoning. The Owner and Arrow-wood Homes are interested either in outright sale of the property with a commitment from the buyer to Arrow-wood to design and build at least one major timber frame structure or addition on the property; OR as a development partnership with a well-capitalized organization and the right business plan. Although sales negotiations will be direct with Arrow-wood Homes, the final sale transaction and contract will be handled by a local realtor and lawyer in the conventional manner.
