Description
TEMPORARILY REDUCED! OK! Heres the deal folks. I am selling this land by choice to finance the purchase of a boat, I don't have to sell. But I have only a couple of weeks left to commit on that vessel and need this land sold if I am to be able to get it. I am temporarily reducing this property to $475,000.00 to move it this week. This is as low as it will ever go because it is what I need to be able to do the things I am planning. With Obama in the administration the economy is going to improve, there is little question of that, and if I still have this land the price will go up with the economy. If I miss on the boat I am trying to buy I will have no reason to rush this sale and I will hold out for what it is actually worth, so this is only going to remain at this price till next weekend. on Sunday the 16th it goes back to $550,000.00 and stays there, or very possibly higher as the economy grows. If you want a great piece of land at a steal of a price now is the time. I will still consider carrying part of it for a qualified buyer but I need to sell while I can still move on the vessel I have chosen. I doubt you are likely to find land with the development potential and amount of water that this land has plus a good airstrip at this price again! This is a prime piece of Missouri land with great development potential. Rolling hills with a lot of flat usable ground. Many choice building sites. A 1760 foot sod light aircraft runway about 80% covered in grass. Probably about two more seasons to full coverage. About 925 feet flat and another 835 on a 6% grade giving an incredible boost to takeoff run and deceleration on landing. Should easily be usable by light twins with any well experienced pilot. Plenty of room to taxi to shop area and large turn around at top of runway with plenty of extra room for hanger. I had intended to extend the shop area to an attached 42 x 40 hanger, and it could still easily be done, keeping the aircraft close and accessible in a building with power and tools. Three cased wells on property with pump and power to two of them. Numerous good springs. Large pump/storage building. Large two story barn in usable condition. 60 x 14 foot mobile, livable but rough. Old well insulated restored house 24 x 24 ft, converted to workshop, with 8 x 24 machine shop addition, new roof, and 12 x 24 garage and 16 x 20 enclosed work area / equipment room. Originally planned 40 x 42 hanger / shop to be attached to old house so preliminaries such as moving underground lines and preparing roof flashings to join to proposed hanger are done. Would be a straightforward and easy job to build. Much flat ground around barn and buildings suitable for heavy equipment parking or any other use. Large fertile and rock free garden area. About 70 acres in hay with two other fields that used to be hay but need re-clearing and brush hogging. Roads to all fence lines and fields. Well forested over a large percentage with nice stands of Cedar, Pine, about 9 species of Oak, Sycamore, Hickory, Maple and many other varieties that I don't recognize. About 4 to 5 miles of great riding or 4 wheeling trails. Would make a phenomenal horse ranch and adjacent neighbor is a top professional horse trainer. Also is a hunters paradise with all sorts of game including white tail dear, quail turkey and much more. Could be a tremendous fly in hunting club. Live year round Rippee creek runs through about 4000 feet of the north perimeter of the land with a large clear water pond at the west end adjoining a good neighbor. About 1320 feet of highway frontage on state highway N. Low taxes here in Douglas county less than $300.00 a year. About 50 percent fenced. Great horse or cattle ranch or just plenty of buffer from the outside world. Centrally located to cities like West Plains, MO. Springfield, MO. Mountain Grove, MO. Branson, MO. Mountain Home, AR. All about 60 miles in any direction. Just a few short miles south of the Foxtrotters Horse association headquarters. If you have an aircraft and would like to fly out to look at the property it is ok but must be at your own risk. Runway lies approx. 06 deg. x 24 deg. coordinates of east end are N 36deg 50min 47.2sec x W 92deg 33min 00.1sec. Many more photos available Call 417-683-1978 for any questions. Asking $550,000.00 at present. Will likely go up as the economy recovers. Offers may be considered for an immediate sale and I may carry a note on a fair portion for a well qualified buyer. Give me a call and let's talk. Regards, Les
