Description
2349 Benton Place, Forbes Park Subdivision, Lakefront land in Colorado Rocky Mountains This is a beautiful 3.2 acre nicely wooded lakeside parcel that offers very pretty views of the surrounding forested and snow capped mountains along with when the building site is cleared, very pretty lake and meadow views. This parcel has a nice building site closer to the road with panoramic views or you can put in a drive going down close to the lake for 270 degree views of the lake and surrounding protected common lands meadow; which is quite large at about 2 miles east/west and 1 ½ miles north/south. The parcel runs right up to the Forbes Lake waters edge. With Forbes Lake being about a half mile across and a half mile wide in a sort of butterfly shape; this is definitely the most prominent parcel on the lake with its central lake location give sweeping views of the lake, meadow and mountains. Electric and phone are on Benton Place and at the well maintained log cabin on the parcel to the south. There is always lots of wildlife available for your viewing as this is a favorite area for the herds of deer and elk to graze in the meadow and drink from the lake, as well as many birds from song birds, eagles to the ducks and loons in the lake right infront of this parcel in summertime. My wife and I had a nice lunch on the parcel this summer, while looking out across the lake at a herd of about 75 elk in the meadow hillside across the lake. This is a picture perfect, larger, lakeside parcel just right for your private, big view log cabin on Forbes Lake in the Rockies of Colorado offered for $129,900. The parcel is located in the beautiful gated mountain development of Forbes Park, which is 37 miles west of Walsenburg.  Forbes Park was developed by Malcolm Forbes in 1977 and sold out in 1982 and this is a very quality parcel up for resale.  To the east and south is a great area of the San Isabel National forests and to the west are 84,000 acres of the Trinchera Ranch that are set aside not to be developed; this assures a very large area of land that will never be developed and abundant wildlife for generations to come. Forbes Park is about 13,000 acres and has about 5,000 acres of meadows, forests, streams, beaver ponds and lakes in protected common lands and many miles of trails for hiking, mountain biking, cross country skiing, and wildlife viewing. It also backs to a beautiful area of the San Isabel National forests with easy access for even more of your mountain enjoyment, and this is a high mountain area of the national forest that is very difficult for those who dont own land in Forbes Park to access, making it perfect for those that want a high mountain area with snow capped mountain peaks, large grass meadows, aspen and pine forests, and abundant wildlife to hike, cross country ski,  mountain bicycle, wildlife viewing, and for hunting if desired. There are many very nice log homes, timberframes and conventional homes and cabins in the development, and it is an area of abundant wildlife, and you will see herds of deer and elk in the meadows and forests and many birds from hummingbirds, songbirds to quail, turkey and eagles. With a blanket of snow comes a quiet time in Forbes Park; a perfect time for cross country skiing on the many trails or on the 116 miles of alpine mountain roads right within the development. A short drive, a ski resort on the top of the continental divide that gets the most powder in the state beckons. Or sit around the fireplace with family or friends looking out over the snow capped mountains.   Spring in Forbes Park is a time of snow melt, the streams and lakes run full, the aspens leaf out, grasses green, the wildflowers come to life, the birds come back for the summer; its a time of awakening.  Summer is a time of weather that is as close to perfect as you can get. The air cool and dry, while the sun warm, many come here to escape the heat and humidity. It is the perfect time of year to hike the forested mountain trails, flyfish the streams for wild natural native trout, sit by the lake with a good book, or mountain bike to the top of a mountain where the views are forever.  Fall is a favorite time of the year for me; as the aspens turn brilliant shades of yellow, orange and reds, the elk bugle in the meadows, the sunsets are amazing and the evening fall sky is clear to the heaven's above with no need to look any further. There is a well run association with yearly dues of $140 and some covenants to help keep it more pristine, quiet, harmonious and protect the abundant wildlife, such as: No dirt bikes, quads, A.T.V.s or motor boats are allowed. No hunting or shooting in the development  ( you may hunt in the National Forests ) A home or cabin must be at least 600 Sq. Ft. and be built onsite. The association maintains and plows the roads in winter, and there is a very nice smaller community building with restrooms and showers and a trash dumpster for your use and there are well trained managers and committee's for assistance and to oversee. There is also a board of directors with a vision to help maintain Forbes Park as the beautiful, pristine place that it is, and also a well trained volunteer first responce medical team as well as other volunteer groups. There are several very nice golf courses within a half hour or so, and four breathtaking ski resorts within an hour to two hours drive. www.wolfcreekski.com  www.skitaos.org  www.skimonarch.com  www.redriverskiarea.com Its about 3 1/2 hrs to Denver, 2 1/2 hrs to Colorado Springs, about 1 1/2 hrs to the beautiful Taos New Mexico, or 185 miles to the beautiful Aspen for shopping, flights, etc. and its about 12 miles to smaller towns for groceries, gas, motels, restaurants, most ammenties. The most reasonable flights and car rentals are generally into Denver International Airport ( Den).  The sight seeing train runs from Alamosa up around the senic Forbes Park area and down to La Veta and back every day in summer loaded with sightseers paying to get a glimpse of what you can call yours with this beautiful parcel.  You can view the train ride's web site and schedule at: http://riograndescenicrailroad.com/ You can also visit   www.mountaindreamllc.com  for more pictures and information on this beautiful view lakeside parcel. This makes for a safe, secure, smooth transfer of the parcel for both parties. I also have the parcel restaked and upon your first visit, I will meet you at my office by the gate to bring you into the development and show you your parcel and its lot lines, introduce you to the association managers to get your gate card key and have any questions answered that you may have, and try to help with your dream of owning land in the Rockies in any way that I can. All pictures are of the actual parcel and its views taken this year. My descriptions are written by me personally for the individual parcel. A great deal of effort goes into aquiring the best parcels for your consideration, and I have a good deal of committment to the area with an office by the entrance of the development to be able to better assist my customers. I am a third generation custom home builder that is also associated with other builders and log home representatives within the development and surrounding area to be better able to offer more options for my buyers. I have also spent a considerable amount of time on each of my parcels for sale, and can give an honest appraisel of what type of home would work well and what type of costs may be involved in building on it.   You can contact your accountant to see if you can use your IRA or 401K to purchase this parcel if desired, and get out of the stock market a bit and into something you can walk on, you own and can enjoy. The county has raised the taxes in this area approx. 30% for this coming year, with  prices in Forbes Park on the sharp rise for the last couple of years it may be a  good time to beat price increases. Gated for privacy and security; no paparazzi here, only birds, deer and elk looking over your shoulder. A couple who purchased a parcel from me, had told me that Forbes Park was like medicine for the soul, and it is truly a nature lovers paradise and much more like a nature preserve than a subdivision. If you have been looking for a nicely wooded larger lakefront parcel with breathtaking views, that is in a great area with abundant wildlife, is very buildable and backs to a very large protected common lands meadow with power and phone,  having good access and in a very beautiful electric card key gated development;  this parcel will provide a secluded, private, big view lakefront building site for your dreams of a log home in the Rockies of Colorado.   Build your vacation, getaway, retirement cabin on this parcel and find the missing "Peace" in your life.
