Let me start from the beginning. New Caney Texas is a small unincorporated town which is 30 miles from downtown Houston Texas.It is 9 Miles from George Bush Intercontinental Airport,on Hwy 59.Work has already begun on Hwy 59 to turn it into the future Interstate 69 which is supposed to go from Mexico to Canada. Through New Caney Texas it will be about 5 lanes in each direction..About 2 years ago,We found out that New Caney was chosen (over 60 other sites) To be the new home of Dino Land.I can spend a million words telling you about Dino Land but don't have the space or the time,So the best thing to do is go to the Yahoo search bar or Google and put in Dino Land-New Caney Texas,and you will spend hours reading the many articles that come up about Dino Land.Simply put: Dino Land coming to New Caney will be the equivalent of what Disney did for Kissimme Florida.Just a summary of Dino Land so that you will be enticed to do the internet search that I just mentioned. Don Lessem who is a famous author and dinosaur guy (I think they call them paleontologist) Any way he is the guy who advised Steven Speilberg and Universal in the making of Jurassic Park, He also helped Disney with there Dino ride as well as the Jurrasic Park ride in Universal studios. Dino Don as they call him decided that he wanted a place of his own to bring every thing about Dinosaurs to.After checking out over 60 other sites,He decided that New Caney Texas was right for the upcoming DINO LAND.(Actually they are now calling it Earthquest) Any thing and every thing about dinosaurs will be brought to New Caney. So he purchased a huge tract of land and got a little financial help from the East Montgomery Count Improvement District, (and I understand that the state is going to help as well)And it's in the works.Here is what it will consist of, there will be A dinosaur museum and a Imax theater, There will be a water park and a full fledged Theme park, There will also be a hotel and convention center.So as you can see,This is going to put New Caney on the map(Especially since Six Flaggs AstroWorld was torn down,The Houston area needs a theme park) Dino Land is speculated to bring 2 million visitors a year to New Caney.Rumors have it that Dino Land is being backed by Disney and or Steven Speilberg,But those are just rumors.We really don't know if there is any truth in that whatsoever.Anyway getting back to the 99 acres of land,This land is about one mile from the future Dino Land.The land around it is being developed.The land locking is just a short term problem.If I have not sold this land prior to it becoming unland locked,Obviously My price is going up , Also 1 thing I forgot to mention is that the Grand Parkway is coming within a 1/4 mile of this land and that will raise the value of this land.(Do a search on the Grand Parkway,It is a huge outer loop of Houston) someone is going to make a lot of money on this property. I had gone to the appraisal District and was able to persuade them to lower the taxes on this land to only about $2,500 per year. One Last thing.You are probably thinking ,why don't I just hang on to this my self Knowing that in the future I will make a bundle? To answer this question quite honestly,My wife and myself argue about this on almost a daily basis because she wants us to keep it,But the truth is,I being an investor , Have other investments in the New Caney area that I want to pursue and I need Cash.The longer that I wait the higher the prices keep going,So what ever extra money I will make by being patient,I will spend by waiting,Make sense?
