Here we go again~ Here is a nice house that we just bought. We were going to take the time to fix it up nicely and then resell it but what our idea of nice is, may not be to the person who buys it. Therefore, redoing all that we would do to make it their own. So, we decided to just let it go and give someone a good deal and a good start. This home needs some definite TLC. I have additional photos for those who are truely interested in the work involved. This house is not a tax lien, foreclosure or junk property! this will be a quit claim deed, This home is approx 940 sq. ft. with 2 bedrooms + a small addition upstairs. The upstairs happens to be in one of the bedroom closets. The person who lived in this was a gentleman who downsized into a smaller place and did not take the time to wash or clean the place up. It needs some serious bleaching!  The kitchen is an older style with the sink on one side and the counter on the other side. Why? I couldn't even begin to tell you but this is the way that most of the homes were built in the 40's. There is no refrigerator in the kitchen. The kitchen will need approx. 1 sheet of subflooring. We actually have the subflooring here and will include it in the deal of the house. We planned on putting it in anyways. It will also need new linoleum. The dining room has the archway that leads to the living room. There is a bedroom off of the living room and one off of the kitchen. This bedroom has a closet (which I took a picture of with the shelves in it). The other bedroom does not have a closet. The stairs are in the closet of the bedroom off of the kitchen. When we first walk in the house from the backyard, there is a large mud room/laundry room. There is also a stairway that leads down to the basement. There is another bathroom in the basement which will need some cleaning also. There is also leftover items downstairs from the gentleman who didn't want to deal with moving them. This does have a new heater downstairs. The bathroom actually looks pretty clean with a small archway after the doorway. It will need some updating also. I didn't see any signs of subflooring that needed to be replaced or dryrot anywhere. In the mudroom, the drywall  is starting to sag on one area of the mud rooms ceiling. You can either replace the whole thing or just the one sheet that is giving. The color of the room is a "unique" color and would definately need to be repainted (green teal). ok today we spent time taking the carpet out of the living room to find hardwood floors under it. which need to be sanded and stained and varnished. we also took the linolium out of every room of this house. here is a break down of the house. the livingroom is 11 by 14(hardwood floors) the bedroom off the livingroom is 9by9(hardwood floors) the dinningroom is 11 by 9.5new subflooring has been put in the dinning room.  the kitchen is 11 by 11.new subfloors in most of it.  the bedroom off the kitchen is 9.5 by 11.3(hardwood floors) the closet in this bedroom is 8 by 3.6 the upstairs room is 11.5 by 10.8(hardwood floors upstairs) the back porch is 17.5 by 7.5 the bathroom is 9 by 5  and the garage is 12 by 20 we will be replacing the subflooring in the kitchen where it is needed. and if this house does not sell then it will be painted and rented out. this is a great starter home. and anyone who needs to have peace of mind should make us an offer. Despite all that I am saying to you about this home, this house is livable. It would need some serious cleaning first, but it is livable. Running water, electricity, bathroom works fine. Just dirt and grime everywhere. I would say that if you cleaned (use your rubber gloves though) it up with bleach,  put some fresh paint on the walls, you would be able to move in and do the rest of the work while you were staying there. what a great oppotunity. we were going to rent this house out. and the average price for rent in harvey for this size house is about $375 to $425 a month. so if your not in the market to live here but to have some extra income. then bid away. or make us an offer. There is new color lock  siding on the outside of the house. The roof looks good and doesn't show any signs of leaking in the house or on the outside.(roof should be replaced down the road) The garage though is another story.however the garage door is brand new and installed professionally. It will definately need a new roof. Or, you can tear down the building and add your own new garage.it also needs to be scraped and painted on the outside.  There is a small garden area beside the garage. The soil looks good. The house is in a nice area. I was told by the neighbor, that the house was located in the "quiet" side of town. We will be going over to the house this coming weekend to get exact measurements of the property and house. The ones that I am going to give are guesstimates and will be changed when I get the correct ones. the lot size is 50 by 149 and has an alley behind it. the taxes are $252.20 per year and $262.53 for specials. specials include the new water system in town. and the water treament plant. as they were voted in and when they get paid off then it goes away. i think. i personally have never heard about specials in taxes but they have them here. let see if your renting now and your rent is 1000 a month that 12 grand a year. you can take a job for less money here own the house. and let me tell you. not having a rent or morgage payment is indeed the way to live. we only pay lights ,water,sewer and garbage now, and of course phone and cable. but it adds up to less then 400 a month for us. who couldnt live on that. anyway the water ,sewer, and garbage in harvey is about 49 bucks a month. and lights shouldnt be very much. so if your wanting a great place to live. or raise your kids then come to the great state of north dakota. we did and we dont regret anything about the move. The house has the original antique light fixtures and glass doorhandles. They just need some cleaning but are really beautiful. I could take these out and put them in my home for me to enjoy, but I am going to leave them for the new owners to enjoy. What a true treasure! Visit the link that tells you more about Harvey and what it has to offer: http://www.harveynd.com/tourism.htm   fishing includes, walleye, northern pike, bass, sunfish, drum, muskalege , salmon, (for some of us westerners this is kokanee) anyway a wide varity of fish. birds, are, ducks, pheasant, goose, geese, crane, snipe, deer, whitetail. and right now its hunting season and we have seen many many big bucks this year and it figures because all i can shoot this year is a doe,. anyway come for the fun if nothing else. and hey thanks Bismarck is about 88 miles away, Minot is approx. 90 miles. There is the railline that goes through Harvey. Harvey has a hospital, several grocery stores, antique stores, thrift stores, bowling alley, theatre, city library, ambulance service. It has a John Deere implement dealer there (that alone should tell you that Harvey is an active little town), car dealerships. The population in Harvey is approx. 2650. Small little town that has a lot to offer! The area is beautiful! The fishing and hunting is abundant! The neighbors are always friendly. I have had people tell me that the people in Harvey are always nice and welcoming. I too have experienced that. The auctions are fantastic in Harvey! There is just a lot to do. Harvey is big enough to get your needs met and yet close enough to go to the bigger towns to get our city fix! Always nice though to go back home and relax! We are not opposed to doing a contract for deed option. What the terms would be at this moment, we are unsure as we haven't really discussed that option but are definately open to it. We just want the home to go to someone who isn't afraid of putting some sweat equity into the home to make it their own.
