Change of plans force me to sell.  I bought this lot three years ago with the intention of retiring in Tombstone.  It is zoned for manufactured housing and is approximately 1/3 acre in size.  I chose this particular lot because of the shape and locale.  It is narrow in the front but almost triple the size in the rear.  The terrain is sloping, so fill will be required in order to set up a home.  The lot is on a paved street, has city water and trash collection, Arizona Public Service provides electricity and it is already to the lot line.  You would need to have a septic system installed. It is about a ten minute drive to Allen Street, the main street of Tombstone.  This is one of the few remaining Manufactured home areas remaining within the Tombstone City Limits. The area is growning, the climate is great and there are many things to do in the area.  A good reference site is www.cityoftombstone.com which gives you a background of the area and links to other sites.  Comparable real estate listings in the area start at around $12,500 with electricity two blocks away to over $15000 with electric at the property line.  This can be a good investment or a great retirement site.  It is with great reluctance that I am selling.  The legal description is Tombstone Territory Estates Unit 1 Lot 242. and the Tax ID number is 109-21-073 8 and the roll number is 0040051.  Taxes for 2008 ran $105.94 and have been paid. They will not be due again until August of 2009.  I own this lot free and clear and am the sole owner.  In answer to several questions I have received, the following excerpts comes from the Declaration of Restrictions for this property. 1.  All of the said lots in Tombstone Territory Estates shall be known and described as single family dwelling residential lots, and are expressly intended for house trailer, mobile home or other single story movable living quarters. 2.   No trade, business, profession or other type of commerial activity shall be carried on upon any of the property covered by these restrictions. 11.  No lot shall be conveyed or resubdivided smaller than shown on the original plat of TOMBSTONE TERRITORY ESTATES. 12.  No Individual water supply system shall be permitted on any lot.   (You must use the city water system)   There are a total of 20 restrictions in the document, seventeen of which deal with the lots and three dealing with the architectural control comittee.  This is a very nice area and is very well maintained.    I will try to answer any questions.
